Southwestern Investment Advisors, LLC ("Advisors") is the brokerage and transaction-oriented arm of Southwestern Investment Group, Inc., headquartered together in Greenwood Village, Colorado. They represent a highly focused, entrepreneurial real estate investment, development and management company. The company's core business is the acquisition of selected assets, land acquisition, ground-up development and management of properties in southwestern U.S. markets.
By targeting high growth markets, Southwestern has positioned itself to capitalize on strong demand for investment properties. Further, by concentrating its presence in these markets, Southwestern is able to gain superior market knowledge and contact with key industry and tenant players, thereby providing a competitive edge.
Southwestern was formed in 1994 as the commercial real estate arm of Southwestern Production Corp., a recognized name in the Colorado oil and gas industry. After completing a number of successful retail projects as a subsidiary, Southwestern established itself as the fully independent entity it is today.
Led by Mark Campbell, our principals and partners share extensive real estate experience with a diverse array of specializations and have been responsible for the acquisition, development and/or renovation of retail centers, industrial and office buildings, high-end residential and mixed use projects.
The principals and key staff members comprise a management team of real estate professionals with proven skills in all facets of the real estate business including acquisition, finance and planning, entitlement processing, leasing and management. This combination of in-house expertise gives Southwestern the capacity to deal quickly with complex opportunities and unique circumstances, while allowing our investors to maximize their returns.
Southwestern has established solid relationships with several equity and debt financing sources. The company has identified different equity sources for both development and acquisition purposes. Further, our ability to assist in identifying replacement properties within our own portfolio allows us to cater to 1031 exchange clients. Higher risk sources seeking short-term placement of equity for 24 to 36 months are engaged as development partners. Longer-term institutional entities seeking to hold an asset for 7 to 10 years have invested with Southwestern as acquisition partners. The combination of equity sources has created a very flexible capital base. In addition the company has generated beneficial relationships with a number of lenders to allow optimal financing tailored for each project.
